Architectural Procedures


Any modification to the exterior of your home, that is visible to the front and/or your neighbors to the side and back must have architectural approval from your village Architectural Control Committee and the Gold River Architectural Control Committee (GRACC) prior to starting the projet. This also includes painting, even the same color, roof restoration or replacement, cement work and/or heavy excavation in the backyard. You can Download the application and instructions  which must be filled out, signed by the homeowner  and have your contractor, if you are using one,  sign the application.  You then submit this application and instructions to our office along with a deposit check. The deposit amount varies from type of work being done and Village and this amount can also be found in the Architectural Application section in the Resource Center.This deposit check is cashed and deposited in a non-interest bearing account and when your project is finished give us a call @ 635-1993 and we will start the process to get a check back to you for the amount of the deposit minus any damage caused by the project to your front yard landscaping or other areas. After approval you have 90 days to complete your project.

The sequence  of events for getting this  application approved starts with the submission of your application and a deposit check:

     We send your application to your Village Architectural Committee.

     Village Architectural Committee reviews, approves/denies and sends it back to the office.

     GRACC approves/denies application (meets on 2nd & 4th Tuesday of each month @ 10:00) .

     Results mailed back to you.

As you can see, this is not a one day approval process so give yourself plenty of time. You can anticipate at least three weeks for approval so don’t commit yourself too soon. The deposit return process is faster but again be patient and give us 10 days to get the check cut and sent.

Satellite dishes less than 39 inches in diameter are exempt from the Architectural process but we do require that you try to place the dish in the backyard under the roof line if at all possible. If the dish has to be visible from the street or by neighbors it must be painted the same color as the surroundings as to blend in and not be conspicuous. This painting also applies to the dish cabling.
